May 2022 HDB BTO Sales Launch: Location Guide – Bukit Merah, Jurong West, Queenstown, Toa Payoh, Yishun

Increasingly, BTO flats look like a more attractive option compared to resale flats as resale flat prices increase yet again. For eligible BTO applicants are willing and able to wait, it’s hard to think of a better housing option.

This May 2022 BTO launch doesn’t disappoint with plenty of mature estates to choose from and even the non-mature estates are in established locales.

Bukit Merah – 780 Units Of 3-Room, 4-Room

A mature estate, rarely offered as a BTO option, Bukit Merah or Redhill is one of fringe HDB estates that outlay the CBD. It is just a short 10 to 15 mins direct drive to Raffles Place.

Right next to Redhill MRT station, this site is likely to be one of the hot favourites in this May BTO launch. Nestled in an area studded with condominiums, it would take a fair amount of luck to ballot for this project successfully.

Amenities: Future homeowners would not only enjoy the close proximity to Redhill MRT station but also access the many facilities in the area. Delta Sports Hall and Delta Swimming Complex are just next door, while a proposed civic & community institution will be built. The existing neighbourhood centre along Redhill Close is also easily accessible.

Families with school going children can also check out the nearby schools: Alexandra Primary School, Gan Eng Seng Primary School and Zhangde Primary School are within the 1-km intake zone while Blangah Rise Primary School, CHIJ (Kellock), Radin Mas Primary School and River Valley Primary School are within the 1-2 km distance. APSN Tanglin Special School, Bukit Merah Secondary School, Crescent Girls’ Secondary School, Gan Eng Seng Secondary School are other nearby schooling options.

Affordability: Mature estates tend to be on the pricey end for BTO flats.

Ballot for this: If you want the convenience of an estate near CBD and close access to the MRT. This is likely to be a crowd favourite, so hedge your ballot chances carefully. Balloting for a 3-room flat may give you a better chance if you don’t mind the smaller space.

Bukit Merah – 1,660 Units Of 3-Room, 4-Room

Still within Redhill but closer to Tiong Bahru, is the second Bukit Merah site. This site is actually even closer to the CBD, though it is a farther walk to the MRT.

Amenities: Future residents will enjoy the closer proximity to Tiong Bahru, a mature estate that has gentrified in recent years. The site is right next to Henderson Community Club and Neighbourhood Police Centre. The Bukit Merah View neighbourhood centre will serve the residents with market and food centre.

Families with school going children can also check out the nearby schools: Alexandra Primary School, Gan Eng Seng Primary School and Zhangde Primary School are within the 1-km intake zone while Blangah Rise Primary School, CHIJ (Kellock), Radin Mas Primary School and River Valley Primary School are within the 1-2 km distance. Ballot for this: If you want the convenience of an estate near CBD and closer proximity to Tiong Bahru. As this site is a larger project, the chances may be better here between the two Bukit Merah sites. Balloting for a 3-room flat may give you a better chance if you don’t mind the smaller space.

Jurong West – 1,010 Units Of 2-Room Flexi, 3-Room, 4-Room, 5-Room

Westies will have a choice (besides the oft-offered Tengah) during this May BTO launch. This Jurong West site is about 5 mins walk away from Lakeside MRT.

Amenities: The draw of this location is definitely the lakeside living experience. The site is next to Yuan Ching Secondary School and across Yuan Ching Road is Jurong Lake. Jurong Lake Gardens is also under redevelopment which will refresh Chinese and Japanese Gardens (formerly Jurong Lake Gardens Central) and Garden Promenade (formerly Jurong Lake Gardens East), as well as the North Shore side.

Families with school-going children can look forward to: Boon Lay Garden Primary School, Lakeside Primary School, Rulang Primary School, Shuqun Primary School within the 1-km intake zone and Corporation Primary School, Fuhua Primary School, Jurong Primary School. Yuan Ching Secondary School, Yuhua Secondary School, Fuhua Secondary School and Canadian International School are other nearby schooling options.

Affordability: The pricing for non-mature estates tends to be affordable.

Ballot for this: If you enjoy the closeness to nature and lakeside living. Larger families will also appreciate the options for large flat sizes. The availability of 2-room flexi units  means that families can tap on the Married Child Priority Scheme (MCPS) and Multi-Generation Priority Scheme (MGPS) to increase their ballot chances.

Queenstown – 860 Units Of 3-Room, 4-Room

Another mature estate, this Queenstown project is actually better considered as part of Buona Vista.

Amenities: Located just next to Ulu Pandan Community Club and opposite Civil Service College, this Queenstown project is in between Buona Vista and Holland Village. The nearest MRT is Buona Vista, about 8 mins walk away. Future residents will be well served by two nearby neighbourhood centres along Ghim Moh Road and Holland Drive, respectively.

Families with school-going children may be delighted to know that Henry Park Primary School is likely to be within the 1-km intake zone. Fairfield Methodist School (Primary) and New Town Primary School are within the 2-km distance. Other schooling options include Anglo-Chinese School (International), Anglo-Chinese Junior College and Fairfield Methodist School (Secondary).

Ballot for this: If you enjoy the Ghim Moh/ Holland Village area. Education options are plentiful here, catering for young school children to adult learners. For teachers, the proximity of MOE and Civil Service College may be a boon or bane. Those working at the nearby one-north area may also enjoy the accessibility and proximity. Balloting for a 3-room flat may give you a better chance if you don’t mind the smaller space.

Toa Payoh – 380 Units Of 2-Room Flexi, 3-Room, 4-Room

Yet another mature estate, this Toa Payoh is along Lorong 6 and 7 of Toa Payoh.

Amenities: While some distance from the MRT stations (about 15 mins to Toa Payoh MRT and 10 mins to Braddell MRT), this site is surrounded by neighbourhood centres: Toa Payoh Lorong 5 Food Centre, Kim Keat Palm Market and Food Centre, Toa Payoh Lorong 8 Market and Food Centre. The site will also include a proposed community club.

Depending on your religious leanings, the nearby religious buildings may or may not be a positive. Toa Payoh Seu Teck Sean Tong and Tong Heng Kang Ah Hood Kampong Sin Huay Temple are nearby Chinese temples, while Madrasah Al-Arabiah Al-Islamiah is right next door.

Families with school-going children can consider the nearby schools: Pei Chun Public School, First Toa Payoh Primary School, Kheng Cheng School are in the 1-km intake zone. Beatty Secondary School is also nearby. Expanding beyond the 1-km zone, choices for schools are also plentiful. Secondary school options include Beatty Secondary School, Raffles Institution, Raffles Girls’ School (Secondary) and St Andrew’s Secondary School.

Yishun – 640 Units Of 2-Room Flexi, 4-Room, 5-Room

A rather well-established non-mature estate, Yishun has another offering in this May BTO launch. This time close to the medical heart of Yishun.

Amenities: This site is nestled between Yishun Community Hospital/ Khoo Teck Puat Hospital and Yishun Swimming Complex. It is just one bus stop away from Yishun MRT or Khatib MRT or a 12 min walk. Dong Shan Temple is just adjacent to the site. Additionally, a civic and community institution will be built nearby.

Families with school-going children have the following options within the 1-km intake zone: Huamin Primary School, Jiemin Primary School, Naval Base Primary School, Northland Primary School, Peiying Primary School, Xishan Primary School, Yishun Primary School. Other schooling options include Rainbow Centre – Yishun Park School, Chung Cheng High School (Yishun), Naval Base Secondary School, Northbrooks Secondary School, Yishun Secondary School and Yishun Innova Junior College.

Affordability: The pricing for non-mature estates tends to be affordable.
