Which Housing Estates Will Benefit The Most From The Cross Island Line (CRL)?

Residents in the eastern, western, and north-eastern regions have more to cheer from the recent announcement of phase 2 of the Cross Island Line (CRL). Built over three phases, the CRL, when fully completed, will be Singapore’s eighth MRT line and the longest fully underground line at over 50 km. It will not only improve the accessibility and interconnectivity of these precincts to the rest of the island but also the train network effect.

The CRL will also have the highest number of interchange stations, which will connect to the existing stations on the North-South Line (NSL), East-West Line (EWL), Downtown Line (DTL), North-East Line (NEL), and Thomson-East Coast Line (TEL). This will enable commuters to benefit from shorter and more direct journeys.

When it comes to properties, homeowners unsurprisingly attach a premium to connectivity. As such, we take a look at the estates that will benefit from the additional MRT stations and improved connectivity from the Cross Island Line.

Pasir Ris Town

(Phase 1 – 4 CRL stations expected to be completed by 2030)

Pasir Ris Town is one of the biggest beneficiaries of the CRL, with three new stations and an interchange station that connects to the EWL. The three new CRL stations will be at Paris Ris East, Elias, and Loyang.

The Pasir Ris Interchange station will undoubtedly be an important node point for the town’s residents. Instead of relying on the current bus routes, the CRL would offer residents an alternative route to travel to the northeastern regions, such as Ang Mo Kio and Punggol, and to the western regions more quickly and conveniently.

Employment hubs in Pasir Ris, such as the Aviation Park and Loyang Industrial Estate, which are mainly occupied by companies in the logistics and aviation industries, may receive a boost in their employment take-up rate. More workers might be willing to commute to Loyang and the Aviation Park because of the CRL. For example, a worker staying at Serangoon North could save up to 70% on their current travelling time of 75 minutes by bus to the Loyang Industrial Estate to just 25 minutes with the CRL.

The CRL will also boost interconnectivity within the Pasir Ris estate. Residents residing in different precincts like Elias may find it easier to hop on the CRL to reach the Pasir Ris Polyclinic for their medical appointment at Pasir Ris East or even head for a leisurely stroll at the Changi Beach Park, which can be accessed via the Aviation Park CRL Station.

Ang Mo Kio Town

(Phase 1 – 4 CRL stations expected to be completed by 2030)

Ang Mo Kio Town is another big winner of the CRL. It too has a total of four CRL stations, which include the Ang Mo Kio Interchange station that connects to the NSL, and other new stations at Teck Ghee, Tavistock, and Serangoon North.

Once the CRL is completed, the Ang Mo Kio Interchange station will become a pivotal point for residents to commute to other places via public transport. The travelling time from Ang Mo Kio to anywhere in Singapore will take less than an hour to reach using the CRL, saving up to 30 to 40 minutes from the current travel time.

The CRL may be a boon to the Ang Mo Kio Industrial Park, which generally caters to motor-related, general manufacturing, and generic industrial usage. More workers in the western and eastern regions may find it accessible due to the Tavistock CRL station.

Additionally, Ang Mo Kio residents in Serangoon North or other commuters along the CRL may find it easier and quicker to reach the Bishan-Ang Mo Kio Park via public transport with two CRL stations at Teck Ghee and Bright Hill. It will enable more people to enjoy the park’s facilities.

Punggol Town

(Phase 1 –  2 CRL stations expected to be completed by 2032)

Punggol Town, given that it’s somewhat of an outlier on the CRL, could be considered as a lucky beneficiary. The town has two CRL stations – Punggol interchange station and the Riviera CRL station.

The 7.3km CRL–Punggol Extension will provide a direct link for commuters from Punggol and Sengkang to the eastern regions of Pasir Ris, Tampines North and the Aviation Park in Changi. The connectivity of the CRL in Punggol will undoubtedly enhance its attractiveness and appeal to potential homeowners and jobseekers. More people living outside of Punggol would be willing to travel for work in the Punggol Digital District, and similarly, more Punggol residents may also find it convenient to work elsewhere along the CRL.

Hence, compared to the neighbouring Sengkang town, the CRL would enhance the value of Punggol town due to its connectiveness.

Clementi Town

(Phase 2 – 3 CRL stations expected to be completed by 2032)

Finally, Clementi Town is the latest beneficiary of the CRL according to the recent plans announced under phase 2 of the construction. The town will have one interchange station and two new stations at Maju and West Coast.

The Clementi Interchange station will connect to the existing EWL and offer residents an alternate route to the western regions such as Jurong Lake District and Jurong Industrial Estate and to the eastern regions such as Pasir Ris and the Aviation Park. For example, commuters would be able to reach the Loyang Industrial Estate from Clementi in 50 minutes using the CRL, which shortens the current travelling time by 30 minutes.

Similarly, the CRL will boost Clementi’s employment hub at the Pandan Loop Industrial Estate, which houses companies in the food, general manufacturing, and generic industries. Workers residing in other towns such as Bukit Panjang, Ang Mo Kio, and Pasir Ris would find it more convenient and faster to travel to the West Coast via the CRL. It would take them a shorter travelling time of between 25 minutes and 45 minutes, respectively. This is compared to the current travelling time of between 45 minutes and 70 minutes.

The CRL will also benefit the staff and students at the learning institutions located near Maju station. These include SIM Global Education, Singapore University of Social Sciences (SUSS), and Ngee Ann Polytechnic. Moreover, the CRL station may also benefit many NSmen, who may need to head to the Maju Camp for their annual ICT or IPPTs. As more of these commuters benefit from the shorter travelling time using the CRL, it may even alleviate the peak hour congestion in the area.
