A sandwiched housing route – the Executive Condominium (EC) – is specifically designed for middle-income Singaporeans. In short, this housing type is for those who are unable to purchase an HDB but find private housing way too expensive.

Introduced in 1996, the first EC development, Eastvale, was built in Pasir Ris by early 1999. That year, six ECs were completed. Today, the EC concept remains a popular choice. Increasingly, its amenities and overall quality of living for its residents have also been improving – along with its price.

Tenet, the latest EC launch set to TOP in 2026 is no exception. Located snuggly on a cul-de-sac off Tampines Street 62, Tenet is located a few minutes’ drive from both White Sands Shopping Centre in Pasir Ris and a cluster of malls at Tampines MRT. For drivers, the Tampines Expressway (TPE) is right behind the EC. If you don’t drive, Tampines North MRT is just a few minutes walk away.

With a total of 618 residential units across 11 blocks rising up to 15 storeys high), the Tenet has 10 unit types to choose from. It starts from a 3 Bedroom Deluxe to a luxurious 5 Bedroom Premium apartment. Prices start from $1,098,000 for a 3 Bedroom Deluxe + Study to $2,078,000 for its 5 Bedroom Premium + study.

Concealed work-from-home space

One of the unique features in Tenet is that most units come with a built-in recess that is meant to be a dedicated workspace for “Work From Home (WFH)” arrangements. It doubles as a gaming space or can be converted into a bar space too. Situated along the walkway to the bedrooms, this recess is also designed to be concealed with a sliding faux wall feature. When you are hosting guests or cutting off from work – the space can be closed off.

No doubt, having this extra workspace will not just lower your renovation cost, but may also save you from converting a whole room into a study, or at least, give you more flexibility when designing your new home.

Since units are smart home enabled, you can use the app to turn the air conditioner on before you arrive home (or turn it off if you forget after leaving your home), as well as unlock doors for guests

Residents are also able to book facilities and even fitness classes and activities that use the fitness amenities located around the EC. You could sign your kids (or yourself) up to learn swimming or tennis, or you could attend Zumba and yoga to live a healthier lifestyle. Another perfect reason to save on travelling time and expenses outside.

How Much Does The Tenet EC Cost?

The big question then – how much does it cost to become a resident at the Tenet?

Minimum prices have been set as a guide. The 3 Bedroom Deluxe + study has a minimum starting price of $1,098,000, the 4 Bedroom Deluxe at $1,438,000- and the 5-Bedroom Premium + study at $2,078,000

When you buy your EC, you need to take note of your maximum Loan-to-Value (LTV) ratio – which is up to 75%. This means you need to put a down payment of 25% of the purchase price, with a minimum of 5% in cash, while the rest can come from your CPF Ordinary Account (OA) funds. There may also be other restrictions that limit you from taking the maximum loans, which may include adhering to the current Mortgage Servicing Ratio. Of course, with rising interest rates, you may also want to stress-test your affordability on the latest home loan packages if rates continue to climb.

Buyers will be able to use the “Normal Payment Scheme” (or more commonly known as a progressive payment scheme) to service loans in a monthly fashion, stage by stage whilst the property is being built.

Besides the normal payment scheme provided by the developer, do remember your other costs such as stamp duty and the Mortgage Servicing Ratio (MSR) too.
