Overall private housing prices saw a slight decline in the second quarter of 2023 for the first time since the first quarter of 2020. This is due to a decline in prices for non-landed properties and a significant moderation in the price increase for landed properties, from the previous quarter.

Although this could mean a sign of private property prices weakening, it could also attract those who are waiting on the sidelines who want to upgrade their homes to condominiums and executive condominiums (EC).

We explore 10 condominiums and EC that are set to launch from June to the second half of this year, their pricing and location.

Lentor Hills Residences

The indicative price range is from $945,000 and psf from $1,834. It will be situated within a private housing enclave of mostly landed homes and condominiums with nature reserves and parks nearby.

Popular schools in the area are Presbyterian High, CHIJ St. Nicholas Girls School and Anderson Primary School.

Located within District 26, it is within a five-minute walk to the Lentor MRT Station on the Thomson East Coast Line (TEL).

The Temporary Occupation Permit (TOP) date is by 2028. The project size is medium with 598 units.

Close to coffee shops, cafes and other retail outlets near Holland Village, Dempsey and Sunset Way, the estate is also within one kilometres radius to Henry Park Primary and Pei Tong Primary.
