December 2023 BTO Sales Launch Guide: Bedok, Bishan, Bukit Merah, Bukit Panjang, Jurong West, Queenstown, And Woodlands

HDB has launched 18,223 flats for sale in 2023 so far, with another 6,000 flats set to be released in the December 2023 BTO sales exercise. This will bring the total for the year to 25,000, highlighting HDB’s commitment to releasing 100,000 flats from 2021 to 2025.

Following the introduction of the new, stricter rules on non-selection of BTO flats from the October 2023 sales exercise, BTO applicants risk losing their first-timer privileges or face a one-year wait period if they either fail to attend their flat selection appointment or decline to book a flat.

To assist BTO applicants with their flat selection, let’s explore the 8 housing developments slated for launch in the December 2023 BTO Sales Exercise.

#1 Bedok – 1,230 Units of 3-Room, 4-Room, 5-Room and Community Care Apartments

Located at Chai Chee Lane and bounded by Bedok North Road in the mature town of Bedok, the development has a total of 1,230 units. It consists of 3-room, 4-room, 5-room and 760 units of community care apartments.

Amenities:

The development is surrounded by a light industrial enclave and is next to the Pan-Island Expressway (PIE). Nevertheless, residents can enjoy many amenities nearby, which includes close proximity (around 600m) to the Bedok North station that connects to the Downtown Line.

For affordable food options, residents can head down to nearby hawker centres within a 1km distance at Blk 538 Bedok North Street 3 and 630 Bedok Reservoir Road. The development is also near to the Bedok Reservoir Park that might excite joggers and water sports enthusiasts.

#2 Bishan – 730 Units Of 3-Room And 4-Room

Located along Sing Ming Road, the Bishan development, which is classified as a mature town project, offers 730 units of 3- and 4-room flats.

The development sits deep next to Thomson Garden Estate – a landed enclave, and Sin Ming Industrial Estate. #3 Bukit Merah – 900 Units Of 2-Room Flexi, 3-Room, And 4-Room

Located along Alexandra Road and Prince Charles Crescent, the Bukit Merah development consists of 900 units of 2-room flexi, 3-room, and 4-room flats.

Amenities:

The development, which sits at the heart of a mature estate, could possibly be classified under Prime Location Public Housing (PLH). Surrounded mainly by private housing developments, the Bukit Merah development is close to many amenities.

Residents will have excellent connectivity to public transport nodes with numerous bus services plying the Alexandar Road and Tiong Bahru Road. Furthermore, the Redhill MRT station, which connects to the East-West Line (EWL), is less than 500m away.

There are also two hawker centres—Blk 79 Redhill Lane and Blk 85 Redhill Lane—near the development where residents can get a wide selection of affordable meals. The development will also be next to the Delta Sports Centre, which includes a gym and swimming pool, providing an outlet for residents to enjoy a range of sports activities.

#4 Bukit Panjang – 330 Units of 2-Room Flexi and 4-Room

Located at Petir Road in the non-mature town of Bukit Panjang, the development consists of 330 units of 2-room flexi and 4-room flats.

Amenities:

Surrounded by a residential enclave, the development is within a 10- to 15-minute walking distance from the Bukit Panjang Integrated Transport Hub. The bus interchange also links to the Bukit Panjang MRT station, connecting to the Downtown Line. Furthermore, residents will also enjoy close proximity to the Petir LRT station that connects to the Choa Chu Kang MRT station that sits on the North-South Line (NSL).

Whether to shop or grab a quick meal, residents have a few options nearby from Junction 10, Bukit Panjang Plaza, and Bukit Panjang Hawker Centre. For their leisure needs, residents could also head to the Senja-Cashew Community Club, which has a swimming pool among other facilities, or take a jog at the Bukit Panjang Neigbhourhood Park.

The development might also appeal to residents with school-going children, given that there are four primary schools within a 1km distance from the project. They are Bukit Panjang Primary School, CHIJ Our Lady Queen of Peace, Greenridge Primary School, and Zhenghua Primary School.

Given that the development is in a non-mature location, singles are allowed to ballot for the 2-room flexi flats that are made available. This may also appeal to young couples due to the desirable location and close proximity to public transport nodes and amenities.

#5 Jurong West – 710 Units Of 2-Room Flexi, 3-Room, 4-Room, And 5-Room

Located along Jurong West Street, the development at Jurong West offers 710 units consisting of 2-room flexi, 3-room, 4-room, and 5-room flats.

Amenities:

Sited in between two HDB estates and facing the Pan Island Expressway (PIE), the development is close to the two upcoming employment nodes of Jurong Lake District (JLD) and Jurong Innovation District (JID).

Residents may have to rely on buses for connectivity to the development and other parts of the town. Alternatively, residents could also connect to other parts of the island via the Lakeside MRT station, which is around 1.1km away and connects to the EWL.

Though not within close proximity, residents can still enjoy amenities like the Jurong East Sports & Recreation Centre for their sporting needs. There are also hawker centres at Blk 505 Jurong West Street 52 and Blk 347 Jurong East Ave 1, where residents can head for some hawker fare.

The development is also within 1km of Rulang Primary School and Shuqun Primary School, which may appeal to young couples or parents with school-going children.

The development may appeal to residents who wish to work at the employment nodes at Jurong, such as the Jurong Lake District, Jurong Innovation District, and Tuas Megaport.

#6 Queenstown – 890 Units Of 3-Room and 4-Room

Sited at a coveted location next to Dover MRT station along Commonwealth Avenue West, the development offers 890 units of 3-and 4-room flats. Similar to the Bukit Merah development, the Queenstown development may also be classified as a PLH project.

Amenities:

In 2021, authorities initially earmarked the 33-hectare Dover Forest site for the development of public housing. However, it was later revised to 11 hectares of the eastern half, with the remaining western half set aside to preserve its biodiversity.

The development’s location at the doorstep of the Dover MRT station, connecting to the EWL, speaks for itself. The Queenstown development is in the middle of two other satellite towns, Clementi and Bouna Vista, offering an envious selection of amenities, including hawker centres, shopping malls, and even a swimming complex within arm’s reach.

Though the development is next to many other primary schools and higher learning institutions, there is only one primary school – Henry Park Primary School, that is within a 1km distance.

Despite the PLH status of the project, it gives applicants a prestigious address in a prime area with plenty of amenities nearby and convenient accessibility to major employment nodes.

#7 Woodlands – 2 Projects 

Project 1 Woodlands – 380 Units Of 3-Room And 4-Room

Described as the Star of the North, the non-mature estate of Woodlands offers two projects in the December Sales Launch. The first development, which offers 380 units of 3- and 4-room flats, sits along Woodlands Avenue 5 and Woodlands Avenue 3.

Project 2 Woodlands – 840 Units Of 2-Room Flexi, 3-Room, 4-Room And 5-Room

The second project in Woodlands is located along Woodlands Avenue 5 and Woodlands Drive, offering 840 units consisting of a full mix of flat types such as 2-room Flexi, 3-room, 4-room, and 5-room flats.

Amenities:

Despite being labelled as a non-mature town, Woodlands is very much a developed town with many amenities galore. The first development is around 500m, or within a 5-minute walking distance, from the Woodlands Integrated Transport Hub and Woodlands MRT station (that connects to the NSL), while the adjacent second project is less than 200m from the MRT station. As such, residents of the two projects will enjoy convenient accessibility to other parts of the town and the rest of the island.

Residents will have a wide range of amenities to choose from, including shopping malls like Causeway Point, Woodlands Civic Centre, and Woods Square, as well as Marsiling Mall Hawker Centre for their shopping needs. In terms of leisure, the development is also conveniently next to the Woodlands Sports Centre, which consists of a badminton court and a swimming complex where residents can enjoy various sports activities. For nature lovers, they can head to Woodlands Town Park East, which is a stone’s throw away, to enjoy the flora and fauna and a unique hilltop view experience.

In terms of schools, residents with school-going children would again be spoilt for choice given that there are 6 primary schools: Fuchun Primary School, Marsiling Primary School, Qihua Primary School, Si Ling Primary School, Woodlands Primary School, and Woodgrove Primary School within a 1km distance.

The two projects are a rare opportunity available for applicants to snap up projects that are located close to an MRT station before the classification for similar development changes in 2024. Despite its non-mature town status, the two developments will be next to built-up amenities and facilities, making them potentially one of the hottest non-PLH projects to ballot for.
